It's not falling apart but needs a power washing. Will get that done in April. I know a reputable handyman (not associated with the you know whos)--if anyone wants to join me for a group discount, cool.
Who is your handyman?
Imperial is ok, very expensive. The management office contracts them for painting, etc, but they always make you feel like they're doing you a huge favor.
For decks I'd try Craigslist.
Get estimates. They're are plenty of hungry contractors who will do a good job and it won't cost you an arm and a leg.

For HVAC I'd go with someone who's bonded and Liscensed. And don't be afraid to ask for referrals.
GMR rebuilt my deck. They worked quickly, did a nice job, and charged a reasonable price. If the supports are still good its an easy job.
Mine is falling apart. We're supposed to get it fixed in a few weeks. It keeps getting postponed due to the weather.
I'm using Potomac Handyman & Remodeling for the repairs that need to be done.
